Cedar Park, Texas

In June we closed on a great home in the lovely Buttercup Creek community of Cedar Park, Texas. Cedar Park was chosen by Family Circle Magazine as one of the Top 10 Cities To Raise A Family. The home that my clients bought is a 3 bedroom, 2 bath, 1,323 sq. feet with a bright and open floorplan and a large private backyard. Just around the corner, on Twin Oaks Trail, is the Buttercup Creek Park which consists of 3.55 acres, playground, picnic tables, park benches, barbecue pits, lighted tennis courts, and a swimming pool and restrooms. This community does NOT have an HOA and the park/pool is managed by the City of Cedar Park. For a schedule of the 2008 summer fees, click this link:

Prices are incredible in the Cedar Park area. The home we closed on was just 136,000.00 for a 1980 home that was in GREAT shape. Neighbors are friendly, tollway 183A is just around the corner, shopping galore, and the new Cedar Park Entertainment Center, a 47,500 Sq. Foot facility, has just broken ground. Also in the works is the new Cedar Park Regional Medical Center, right next to the huge shopping area just built at the corner of the 183A Tollway and FM 1431.

This shopping center, at the corner of the 183A Tollway and FM 1431, includes a brand new Super Target, Starbucks Coffee, Cinemark Cedar Park Movies with 12 screens and all new STADIUM SEATING! There are many other shops and restaurants open now on this corner and lots more on the way. I live in NW Austin and this Cedar Park Movies is my favorite theatre to go to now. Using the 183A Tollway from Spicewood Springs/McNeil, we can be there in less than 10 minutes!

CURRENT HOMES ON THE MARKET IN SOUTH CEDAR PARK: WOW! There are currently 468 homes on the market in the south Cedar Park area. They range in asking price of $74,900K up to $5,000,000.00. (YES - 5 million dollars!!) The oldest home was built in 1946 and the newest - you guessed it, 2008. The smallest home is 720 sq. feet and the largest is 9,082 square feet! In Cedar Park, there is truely a home for every personality. If you are considering a move to the Austin area, Cedar Park is definately worth checking out.
